The NSW Affordable Rental Housing SEPP states that a property’s entire block size must be a minimum of 450m² to build a granny flat.

Yes! A granny flat can either be attached to or detached from the first dwelling. If a granny flat is within 900mm of the primary home, it’s considered ‘attached’.

Attached granny flats are ideal for smaller blocks or for those wanting to preserve their yard space.

To be compliant, the maximum floor area of a granny flat can be no greater than 60m².
