What Makes Building Here Different

Bar Beach residential lots were largely released for development from 1924 onwards. That means a significant portion of the housing stock is now over 80 years old – period brick homes with original character features, established gardens, and in some cases, heritage considerations that affect what can and can’t be altered.

The suburb also sits on elevated ground, with some properties on Parkway Avenue and the streets running east toward the clifftops sitting well above street level. Sloping blocks require more thought in the design phase – retaining walls, drainage, access, and how an extension connects to the main floor level all need to be worked through before anything is committed to paper.

None of this makes a project impossible. It does make it more important to work with a builder who understands what they’re looking at before quoting.

Renovating a home from the 1920s, 30s, or 40s requires a different approach to renovating a project home from the 1990s. Original materials need to be assessed, not just assumed to be sound. Subfloor conditions, rooflines, and internal wall configurations all have quirks that newer builds don’t.

The homes here are worth respecting. That means being careful about what gets removed and considered about what gets added – choosing materials that suit the period rather than fighting against it.

Kitchen and Living Extensions

Many of the older homes in Bar Beach have compact layouts by today’s standards. Adding a well-designed rear extension to open up the kitchen and living areas is one of the most effective ways to bring these homes into step with how people live now, without touching the street-facing character that makes them worth keeping.

Getting enough natural light into an extension on a sloped or elevated block takes some design attention. East-facing aspects, roofline integration, and where skylights can work all factor into the outcome.

Deck and Outdoor Entertaining Areas

Properties at elevation with views toward the ocean or across the suburb are genuinely special. A well-built deck, balcony, or outdoor terrace can unlock that aspect in a way that transforms how the home is used. These need to be structurally sound, finished properly, and built to handle the coastal conditions – salt air is harder on materials than most people account for.

We specify materials with that in mind. A deck that looks good for two years and deteriorates by year five isn’t good value regardless of what it cost.

Second Storey Additions

On blocks where going out isn’t practical, going up can be the right answer. Second storey additions on established homes in prestige suburbs require particular care with the structural assessment of what’s below, and with the exterior design so the result reads as a considered whole rather than two different houses stacked on top of each other.
